What these figures do not say

A median across a whole building says nothing about the floor, the orientation, the condition or the view. Between an apartment on the fourth floor facing the road and the same apartment on the fortieth facing the water, Dubai regularly shows 30 percent, and none of these features appears in the register.

The figures cover existing apartments. Off-plan is excluded, because a payment plan spread over three years is not a price you can set against an apartment paid for immediately. Also excluded are retail units, offices and hotel room shares, which the register lists at the same address.
