What each unit size cost

Small apartments almost always cost more per square foot than large ones. Comparing total prices without naming the unit size compares nothing.

Unit sizeSalesSizePer sqftMedian
2 B/R5113 m²1,5742,027,000 AED
3 B/R3229 m²1,2983,200,000 AED

Unit sizes with fewer than three sales are not listed.

Month by month

The median per square foot and how many sales stand behind it. A month with three contracts says little, which is why the count is shown alongside.

February 20261,6683 sales
April 20261,8721 sale
May 20261,5201 sale
June 20261,5303 sales
July 2026121 sale
August 20261,2981 sale

Months marked with * carry considerably fewer sales than the strongest month; their median fluctuates accordingly.

What these figures do not say

A median across a whole building says nothing about the floor, the orientation, the condition or the view. Between an apartment on the fourth floor facing the road and the same apartment on the fortieth facing the water, Dubai regularly shows 30 percent, and none of these features appears in the register.

The figures cover existing apartments. Off-plan is excluded, because a payment plan spread over three years is not a price you can set against an apartment paid for immediately. Also excluded are retail units, offices and hotel room shares, which the register lists at the same address.

An offer on the table in this building?

Then what counts is not the building's median but the comparison with sales of the same unit size. We hold the quoted price against them and tell you in dirhams how far off it is. As a buyer's agent we work on your side of the table.
